
WHY BOSS WAS CREATED
Year after year, Home Sellers have become increasingly incensed with the fees REALTORS® charge. The story is often the same: the REALTOR® erects a sign, puts the listing on the MLS® System, places an ad or two in the paper and on the internet, produces some papers to sign and negotiates the final sale price on the house, but not the commission. On a $300,000 home, a 6% commission for example, has the Home Seller paying out $18,000 in commission. Home Sellers who themselves often work months to earn $18,000, question paying so much when so little cost and effort is expended.
Now imagine a REALTOR® who applies him/herself and sells just one home a week, at $300,000 and at 6% commission. That's $78,000 a MONTH, or $936,000 ANNUALLY. Now we know why so many people want to be REALTORS®. Obviously all REALTORS® do not achieve those results, in large part because there are far too many REALTORS® for the number of homes being sold. At present there are approximately 98,000 REALTORS® in Canada, 50,000 in Ontario… and on a per capita basis far more REALTORS® in Canada than the competitive US marketplace.
That leads into another scenario. With an excessive number of REALTORS® selling fewer homes each, there exists added pressure on REALTORS® to hold out for HIGHER COMMISSION. Now with the Competition Bureau taking the Canadian Real Estate Association (CREA) to the Competition Tribunal, many believe that radical change will finally be imposed upon the real estate industry. Some Home Sellers believe when they hire a national real estate firm, that the national firm is marketing and working for them directly. Generally speaking, however, REALTORS® are Independent Contractors working under a national umbrella. The Home Seller has only the tools and resources of that single REALTOR® (independent contractor) working on their behalf. A single REALTOR® working independently for that Home Run… the big commission payoff.

What you should know, the concept of a commission rebate is not a new idea. I contemplated implementing it back in 2007, but my colleagues at the time were not supportive and talked me into shelving it.
